Two Groundbreakings at Callan Ridge and Sorrento Gateway
Amidst the unprecedented demand for research and production facilities, Healthpeak Properties continues to expand in the growing life sciences market in San Diego. This is demonstrated through the two recent groundbreakings at Callan Ridge and Sorrento Gateway.,,CALLAN RIDGE,Not only did Healthpeak, PMA, BNBuilders, Ferguson Pape Baldwin Architects, and future tenant Turning Point Therapeutics recently break ground on Callan Ridge, but they also signified the impending demolition by swinging a sledgehammer at an interior wall in the old building. The project includes replacing two aging buildings with two new three-story scientific research buildings totaling 185,000 square feet. The new tenant, Turning Point Therapeutics, anticipates moving in during the first quarter of 2023.,,The development focuses heavily on sustainability through cutting-edge features such as a green roof, rooftop patio, built-in photovoltaic cell canopy, and enhanced circulation to the surrounding Torrey Pines Science Park. “Callan Ridge includes some of the most cutting-edge, sustainable materials and elements—such as smart glass and electronic vehicle charging stations—that will certainly attract top life sciences talent to this campus,” said Crista Swan, Senior Project Manager.,,SORRENTO GATEWAY,Healthpeak, PMA, Swinerton, and Delawie recently celebrated the groundbreaking for Sorrento Gateway at 4930 Directors Place, a research and laboratory facility. The project consists of a ground-up 151,000-square-foot, 5-story warm-shell building; a 14,000-square-foot tenant improvement of the lobby, restrooms, storage, and training; and 90,000 square feet of basement parking. It is anticipated to be delivered in December 2022.,“As project managers, our job starts well before the official groundbreaking, including an early and ongoing collaboration with designers and contractors and a host of advisory services to owners,” Melissa Plaskonos, Vice President. “We are excited to publicly launch construction on Sorrento Gateway and to deepen our ongoing relationship with Healthpeak and Swinerton.” ,
